Mold.... and was going to suggest just as hybrid TSP works really well to clean surfaces, hard to tell in pic what type of paint, looks flat. worked at hardware store in younger years and learned (dont know if true or not) but semi-gloss paint less proned to mold and mildew.

Jim, feeling your pain, we are very busy at the shop and only getting worse so wife and I were and are still going to get away this weekend just to unwind a bit and do absolutely nothing, but now calling for depending on who you watch...1 to 8 inches of snow. all these predictions and theories are great! and gives all of us who rely on weather in any shape or form hope, but.... after this season there should be a realization that weather is not a guarantee or a given and mother nature always seems to have a trick up her sleeve and a bag full of sick...

Agree... 100%... time to officially call it or not, doesn't matter. "Over a month ago" Time to move on and hope it doesn't repeat itself next season.
