Per Acre Cost & Taxes

I'm slowing working towards to be idea of buying land in the Northwoods for recreation use now and then hopefully to retire at some point.

Would you know the average cost per acre and the typical tax for land with public road access and electric?
I'd be looking to stay in and around the Ottawa N.F. area and looking for 20 plus acres that's not riverbottom and little to no wetlands.

Funny, I was just cruising around here wondering if anyone has brought this up, since I too am considering a particular tract of land. I think it really depends on where. As you get farther north in the Keweenaw, it seems the prices get higher the closer you get to Houghton/Hancock. I've been told typical / what to expect is typically about a thousand per acre, but it's really all about location as they say. Waterfront is a different story. Good luck with your search!

With land typically appreciating @ 5%-10% per year I was thinking of buying soon since my retirement is about 30 years away. I'm just wondering if land that far north appreciates as fast as the rest of the country. Considering taxes are probably dirt cheap and the stock market is a bit of joke... I'm thinking of making a move sooner than later.

No no no... NOOOOO appreciation on land since 2008 ....lol....don't do it as an investment land has been flat at best for 8 years or worth less. 30 years from now who knows? Will peeps even want to come north? Population going down not up.

Long term realistic appreciation closer to inflation, say 2-3%. Cost varies a lot based on area and type of land, $800-$2000 an acrea.
