UP Home Insurance

Looking to purchase a place in DA UP! Have a accepted offer, but starting to look at insurance. WHEW is it HIGH in Michigan as compared to Wisconsin. I know there are good and bad for companies out there so far it seems Liberty is the cheapest. Any others out there find the same and locate someone great rates with a good company? (Surely this is a pointed question... and if the moderators don't think it's appropriate feel free to delete).

Yes and No. If the second home isn't your primary residence then you will pay more in property taxes. However, it doesn't make any difference if you are out of state or in state. The deciding factor is what home is your primary residence.

There are a number of factors that cause premiums to vary, such as is it located within 100 feet of a fire hydrant? is it within 5 miles of a responding fire department? if its beyond 5 miles, it would be rated as unprotected & the rate is higher. Is there a wood burning unit? How much insured value do you want? Some companies mandate 100% to replacement. Check a local independent agent that can shop a few markets & fit you with what you need. -Mezz

I find this interesting. Just to be clear, I don't have a horse in the race, just have a primary home. But I have always lived in a recreational area. Right now living on a lake where about 25% of my neighbors, their home is not their primary. They pay taxes just as I do - same rate. However, they don't use nearly the amount of services I do. Their kids don't go to our schools, use about 1/5 amount of trash are recycling, probably don't use emergency services, etc. if anything, they should pay less?
