Just wondering what times would you prefer?

I voted for 11 and 3. My reasoning to that, is because of the time change... Your 11 and 3 is my 10 and 2

We've stayed at places where there's 10am check out...we NEVER make it - but I always let them know at about 9:45 that we'll be a little late. Not sure why but 11 is doable. But we're the type who has the beds stripped, garbage collected, towels collected and I've cleaned the joint.
Check IN at 3 is good. We've gotten there earlier and, as long as we can drop our trailer, always find something to do until room/cabin is ready.

Ditto to all, except cleaning the joint - we don't bring a vacuum or 409:). A nice service is to offer to hold the client's luggage until the room is ready. A cell call when it's ready and lastly coffee always goes miles.

My policy is 11:00 check-out. For check-in I tell them "all rooms are guaranteed ready by 3:00, if you wish to check with us earlier that's fine, but do not come before noon."

Well, I'm not scrubbing the toilets or anything?! But using what they've got available... ;)

Our check out time is 11. When they ask when check in is I tell them any time they want to get here. If the house is ready you can go in. If not you can park unload sleds and whatever you need go riding and house will be ready when you get back. If they want to ride the day of check out we ask them to get the house cleaned out before they leave and tell them where they can park vehicles & trailers and they can ride as late as they want. Everyone is happy with that.
