Keep an eye out for leaks going forward. A friend of mine had the same rubber washers, but with time and sun the rubber dried out and allowed water to start leaking inside.

Good info. Never thought about how slick the roof can get. I'm not experienced at all with metal roofs. Does yours have screws? I've heard about some that have screws and they tend to leak unless you go up and caulk all of the screw heads. I'm assuming there are different kinds of metal roofs??

They have a trail on the west end of town so you can pass by but they don't have trails within the city limits (as far as I know) and don't allow you to pull up to businesses like in many other towns in the U.P. I believe that's what Don was saying and I agree with his assessment.
