lodging opportunity

I have an opportunity to rent a house out to sledders aside from my own lodging but hard decision to make. It's right next door to my house which makes it easy but if I cannot get enough people through it will not be profitable. I'll need to clean it up and paint it. If anyone is looking for lodging and they don't see it on my "old town hall" calendar PM for info. I'll make a decision in the next few days if it all pans out.

toss in guiding service package for a extra 200 a day per 6 guys or less with a no digging on your part clause u will fill it.

here's the deal, the place is heated with fuel oil and it's expensive to heat, probably $1000 a month. The place had good parking and is a complete house. What would be a reasonable price per night for the house. I mean I will clean it well and have it comfortable. It does have a add on wood stove tied into the central heat system but it's small and would need contents attention, probably not worth much.

I currently charge $75 for 2 people at the Town Hall but I'd need to get more for the house, I'm thinking $100 min and maybe 40 pr guy pr night after 2 people

Without knowing the specs of the house (# of bedrooms/#of beds) I can only give you my opinion. We have typically stayed down near/on Lake Gogebic and are paying about $225 per night...but's that a 3 bedroom house, for 5 or 6 guys so it breaks out to about $50 a guy per night.

So I think your $100 min (per night) and/or $50 per guy per night is right in line with that. Not sure what the rental market is up near you but can't be too different and you are in the right "ballpark" in my opinion.

If its right next door, DO IT DO IT DO IT! You will be very happy with the cash flow if you don't have to drive to clean it.

Lenny I don't know fuel oil sounds like boiler hot water heat needs to be converted to wood since right next store but when you move to big house then what? Wood stove is a good thing but most renters have no clue how to use? I would put off till Spring no income then just taxes & may feel differently only 90 more days or so of sleddin. Don't bury yourself in debt bud.

Lenny, wise choice. FYI, renters & wood burning units are a bad mix, a recipe for disaster. Not to mention, most insurance companies consider them taboo & for good reason. If you were to reconsider, I would urge you to disconnect the wood unit for safety sake.-Mezz

Oh, well I personally like the central point of a wood stove to unthaw my butt and fingers after a long day....just feels good. As primary heat probably not a good idea but as suplimentary process, nothing wrong so long as you put up rules and procedures so that they can be followed by those who are ignorant of wood burning issues. Maybe a gas stove with wood for after hours. Each time the wood stove is lit, it saves on the gas bill....and makes for a nice toasty spot to thaw.

House next door is a great place because you can keep track of things and learn who to rent to and who to "raise the price" on....as sledders tend to come back year after year if the price is right and it is a good spot.

So your the one who has to decide if it is worth it or not.

When I rented my house out, the renters LOVED the wood stove in the winter. You'd be surprised how many people out there are good people. In almost two years of renting, I only had one "incident", and that was when I said "ok" to a bunch of kids who partied, and should have brought their parents along to clean up after them. 99.9% of the people who are looking to rent, you would have ZERO issues with. Heck, I found many who would wash their own sheets and towels and remake all the beds, along with using my cleaning supplies to take care of the kitchen and toilets!

They ALWAYS left the cash on the table. Didn't have one person even attempt to stiff me.

Yep, really sufferin' in Phoenix this week, daily highs in the mid to high 70s, morning lows in the mid 40s. True, it's rough, but someone has to do it! :cool:

A G a month for heat? Even for FO that's way too expensive unless it's an 8 bedroom house. I'd hold off this year and over the summer replace the windows, check out your insulation and get an external thermal mapping done in the spring to find out where all the trouble spots are and remediate those too. It will be an investment - but it will be cheaper than your heat bill if you don't!
