Was wondering if anyone on here has any info on replacing windows. I own a few duplexs and the the windows are in bad shape. The houses were built in the early 70s and the windows have never been replaced. I have about 50 windows between the houses that I am looking to replace. I dont need anything top of the line but also dont want to have to do this again in 10 years. I had one recommendation of ply gem windows. Has anyone dealt with this manufacturer? Most of the windows are roughly 3' x 4'. Whats a decent price for replacing a double hung window of this size including wrapping in aluminum? Any input would be helpful in my decision.

stick with the biggest brand u can find . or at least a manufacture that has been around a long time.
the replacement parts can be a pita if not imposable to find in a few yrs with some of the smaller/fly by night deals.
and in a rental u will be going through a few of those pressure stick deals that lock the sash in position.
I put in the dub hung Andersons off shelf at the home depot in my duplex a few yrs back.they are holding up well. can be had for around 140 to 220 a view . dub hung on average can be slapped in around a hr for 1 but 2 guys can ez install 12 or more in a day.
the wrapping will cost u more than the install.
your usual maintenance guy can prob slap them in for u .

Like Ez said, stick with a brand/ dealer you can get replacement parts. A friend has a big house and we have stuck 3 different brands in, Andersen from Depot/ Jeld wen from Menards and some from Norandex. Im actually impressed with how the Andersens from Depot have been. When you start getting prices the sales guys are going to drive you nutts talking about why his windows are better, in reality they're all junk IMO. If you are half way handy you can install a replacement in under half hour after you do a few. The pros around here try to get $350-500 a window with wrap. Look for the small guy with out the sales guy and store, and even though it's rentals and you can deduct, cash is king with the small guys

I put in 11 of these American Craftsmen from Home Depot and for the five years I still owned the house I never looked at them again. Easy to install and no leaks or internal condensations.
These seemed to be less expensive at that time then anything Menards had and possibly better, as I usually prefer Menards over HD.

Home depot can be competitive on the price of the windows but i would personally NEVER recomend using thier instalation services. The problem is that H.D. Subs all the work out and you never know what sub you will get. Long story short I had H.D. Instal a few windows one of the windows leaked (the instalation not the window) i got the run around and H.D. Was worthless for solving the problem. Very disappointed from such a large name.
I just installed a few Simonton 5500 windows (estentally the same window as the H.D. But private label) are great windows but probably more $$$$ then you want you spend for the quanity you are looking for
