PS...I live in a very rough area and I had to seal bullet holes and hypodermic needle holes in the roof....shingles were new so replacing every year is a no....filled em all with quad....I do every year....hold really good and no leaks...been going on for over 20 years now...and now I am aboot due for a new roof again....saved a TON o MONAY...FYI

I know you said in the first post that cost is a consideration. But if it were mine I would tear all of the existing roof off and put on one with a lot more pitch. The house is in a very unforgiving climate. You need all the pitch you can get. I would also get rid of the chimney altogether and put in a furnace with a powervent that goes out the side of the house. Anyplace you put ANYTHING through ANY roof is a leak waiting to happen. I have a place on a lake also. It never really dries out at all except in the winter. You could go cheap but the same problems will come back. When I drove through the UP to pick up my sled from Kip I was amazed at all the roofs I saw with very little pitch. It snows up there!!!!!!!! Every year.

its gotten really quite around here since the methadone clinic closed down....and how do you think I buy all those spare parts from sand sledding....priorities dudes....priorities.....sleds above a house....trips above caulk....besides its like the 4th of july ever day here and I am kinda partial to works....lol

FLIGHT LESSENS???????????? I'm not sure about that, but TRACKER seems to be on a "HIGH" of some kind!!!!!!!!!!!!!!!!
