I have a bud a masonry contractor who built some when his guys were slow between jobs etc and sold them as storage condos.
he holds control of management and still collects association dues.
so cost was covered with sale of 1/3 rest was gravy including the 2 largest units for him self and now income for life to top it all off.

They are used at times as a cheap "dump" for toxic materials oil, chemicals etc... Screen applicants real good. Bigger deposit, run credit check, copy of DL. They can be cash cows in a location with a captive audience.

The new thing I hear about, Build some deluxe units, sell out as condos.
They have access to water, sewer, but are sold empty.

And let them build them out as man caves, plumbing, heat and all.
Seems ridiculous, hiding & playing in a storage facility with all your toys behind a garage door. Looked like they were selling for big bucks though.
Right outside the $$$ development where they aren't allowed to do anything.

All no permits, they are ignoring it all, just like they do at airplane hangers.

fun to go to some of there car shows and see some unreal cars . I have a bud who keeps a man cave at the linked place . deff the place to show your feathers off

That's the deal, North side of North Oaks also.
Anoka County airport, some of those tin hanger are not tin hangers.

In Grand Haven Mi. They have boat storage condos. Usually 4 guys go in on one. They run $200,000 up to $1.2 million. Totally decked out man caves. Full security systems, armed guard. Kitchen, beer on tap, full bathrooms. The works. (My boat is in one right now).

I always tell myself the bubble is going to burst on storage units around here. they keep building them, and still a waiting list for vacancy. Beats rental houses IMO

I found that running my business out of 3 storage units around the city works way better then a central warehouse like in the past. Easy in/easy out access with security Is in demand in my area. We run inventory electronically to a Central office run by my wife. She directs us which way to turn when we leave a job. Let someone else build the storage units then negotiate long term Leases at highly discounted rates. Save thousands and have "satellite" warehouses. Do not store junk in them or your peeing money away.

So how do they work the utilities? Each unit alone, central meter with subs, or just a house? If I was an owner, my concern would be guys dumping fluids down the crapper, some idiot doing something stupid with a welder, or a lot of other things. I could see this being able to get bigger if there was a way to make it a cross between the high end condo, and the typical 10x20 cheap storage unit.

I have only heard and seen from the road - the storage unit/man caves.

But have walked through a few of them at the county airport. A contractor that does a lot of work on them showed me around.
Have no idea on the sewer system, but they pay their own utilities.
